Developer and Sal’s Pizza founder Sal Lupoli is launching a major mixed-use project in Littleton, transforming a former IBM office campus into King Street Common — a 50-acre development with more than 1,000 housing units, 115,000 square feet of retail and restaurant space, and a 150-room hotel.
The project will reuse the two existing 1980s IBM buildings and add residential, commercial, and parking infrastructure in phases through 2037, allowing flexibility based on market conditions.
Lupoli purchased the site for $21 million in 2021, shortly after IBM left. Despite challenges in the office market, the project secured Hiper Global as its first commercial tenant last year, taking 72,500 square feet for its North American headquarters.
